Based on my realtor's recommendation, I chose them to complete my home inspection prior to purchase. They were to do a thorough inspection including all mechanical items. They failed to inspect certain items but asserted they did. AC systems failed when they were turned on in spring because part of system was not connected. They never inspected that and then have failed to process my claim against their errors and omissions policy.

Services They Were to Provide:

Perform a complete home inspection prior to purchase to identify issues to be discussed/negotiated with the seller before closing. Services were covered under an E&O Policy.

Services They Provided/ Issues:

They completed report but failed to check all mechanicals. They never entered the main attic area so they missed the fact that air handler, air filtration system,  and duct work were not connected so they could not work. This was done in November of 2021. We paid a full market price of $1,775 for the inspection.

In the spring of 2022 when air conditioning was needed, we noticed two units did not work. Our HVAC repair group discovered the fact that the systems were not connected and one unit doid not work at all.

We were required to pay just under $3,300 for the repairs that would have been negotoated with the seller had the inspection been completed properly and surfaced the issues.

We requested reimbursement for the work under the vendor's E&O policy. To date they have ignored our claim and have not even reached out to discuss.

Conclusion:

The vendor was engaged to complete a thorough inspection.

They did not conduct a complete inspection but charged for it.

They marketed the fact that they were covered by E&O insurance but when we requested reimbursement under the policy, they ignored us.

They are not truthful and they should not be used.

HomeTeam Inspection Corp Franchise is a GHOST

AUTHOR: GIG - ()

POSTED: Thursday, July 14, 2022

While I had a similar experience with a HomeTeam Inspection Franchisee (the issue will likely shock you), when it occurred while I was the seller of the house in Boca Raton, FL, we were moving overseas and in the turmoil I simply didn’t have time to create a RipOff Report.

I had cameras with audio throughout my house and received an alarm of entry which triggered the alert to my devices. It was clearly three HomeTeam Inspection people, in addition to the RE Agent and the buyer’s whole family. Other than it being the wrong day, I had no issue Until I see and hear (yes I was curiously watching as one of the inspectors was touching several of my few dozen guitars displayed on my walls, touching all sorts of devices in the recording studio) the following:

The Buyer asks the main Inspector "how is everything?”, he first replies "nothing out of the ordinary”, then says "I can change things if you want, if you want a new A/C”. The Buyer looks puzzled, the Inspector then shuts off the breaker to the downstairs A/C AirHandler unit and then pretends to re-measure Output Temperature from a closeby vent which suddenly made it seem like the A/C wasn’t working.

The Inspector then says "that’s now a repair cost of an extra $3000”. The Buyer now understands what the Inspector is asking. To the Buyer’s credit, he says "It’s ok, It’s ok” and is explaining to his wife what the Inspector said in a foreign language which I happen to be fluent in. The buyer was not interested in scamming me, however when I received a copy of the report which took over 2weeks and completely blew the original closing date it had defects of items that didn’t even exist in my house and they completely missed items I had disclosed.

When I disclosed that I had cameras with audio recording (that were in plain sight with a blue recording light clearly on), suddenly no response from HomeTeam and they pretended to vanish. I made sure all the Realtors and the Buyer were aware of what I had captured. So, 2 Major issues, it was clear the so-called HomeTeam inspectors were there to be a fraudulent negotiation tactic assuming the buyer was also dishonest.

Secondly, had it not been captured Clearly on Video/Audio, I would have absolutely never known the intent to commit fraud freely perpetrated by the Main Inspector!! When I called Hometeam Corporate dozens of times to file a formal complaint, nothing, nada, zilch, no response whatsoever. We are now moving back to the US and you better believe that I will get my pound of flesh!
